Looking for a fun Holiday outing in Las Vegas? Check out the festive holiday lights on Quiver Point Ave.
It might be my favorite holiday tradition, pilling the kids in the car with cup full of hot chocolate and enjoying neighborhood holiday light displays across the Greater Las Vegas Valley.

Once again, the 1700 block of Quiver Point Avenue, in Henderson, provides a twinkling, show stopping self -tour. This year they went all-out with their cartoon and Disney themed Holiday light display set to music. This neighborhood proudly impresses the Clark Griswold in each of us.

Kids of all ages were delighted at their bright and colorful festive display. Festive yards including great scenes from the hit movies Despicable Me,  Spiderman, Finding Nemo, Madagascar, 101 Dalmatians, and even a pink lit Disney Princess themed yard are on display.
Traditional displays also included a lovely nativity, a yard full of Santa’s, and a Gingerbread Styled House with Santa’s Workshop Cul-de-Sac.

With temperatures hitting below freezing today in the Greater Las Vegas Valley thoughts may shift to routine and extreme weather home maintenance. For many owning your own home may be one of the most costly investments you will ever make. That is whey keeping your home in good working order not only contributes to your comfort and enjoyment, it is vital to maintaining the value of your property year round.
Here is a handy checklist for bi-annual checklist of recommended routine maintenance.
Always remember to check & make repairs “As Needed”, and take extra precautions under extreme weather conditions:
 Roof. Check roof, around vents, skylights and chimneys for evidence of leaks, debris, build up and rotting.
Attic. Check condition of insulation. Rule of thumb is that the attic should be 10 degrees warmer than the outside air.
Gutters & Drain Pipes. Clean gutters and drain pipes so leaves won’t clog them and be sure they drain away from the house.
Trees. Trim trees and dead branches. If a tree looks unhealthy, consult with an arborist to see if the tree should be removed or can be saved.
Siding & Paint. Look for signs of deteriorating paint, cracks and holes in the house siding or paint.
Windows & Doors. Seal drafty doors and windows. Check for staining and dampness around window sills and look for failed window seals.
Faucets & Toilets. Check for leaks in kitchen and bathrooms.
Filters. Remember to clean or replace filters in accordance with manufacturer instructions. Check and clean dryer vent, air conditioner, stove hood, and bathroom fans regularly.
Safety Equipment. Test and replace batteries in smoke & carbon monoxide detectors and make sure fire extinguishers are in good working order.
Hot Water Heater. Make sure that the straps are secure.
Heating System. Have the heating system serviced. Change filters.
Air-conditioning System: Have the air conditioning system serviced. Change filters.
Remember your home can’t take care of itself. Your monthly budget should include money for routine maintenance and repair for the house and yard.

So you have sold or purchased a home and the big MOVING Day is upon you. Moving can be a stressful time, even for the most organized person. You may be running on empty, getting a little less sleep, and your brain may be on overdrive due to the lists of things to do before the big move.
In order to do everything possible to help your moving process run smoothly, we have compiled a“Don’t forget to…” checklist for you.
Approximately one week before moving, it is a good idea to contact the following utility companies and notify them of the exact date you will be moving into or out of the home. Specify if you would like service put into or taken out of your name. Both the buyer and the seller need to notify the company to confirm the information. In most cases service requests may be made by phone or on the Internet.

The upcoming winter holidays are a reason for celebration, reflection and spending time with the family. That may mean more traveling,  home decorating, elaborate entertaining, and festive cooking. For many, that may also mean an increased risk of home and kitchen fire and minor accidents around the house.

Holiday Safety Tips

Holiday Lighting
  • Use caution with holiday decorations and, whenever possible, choose those made with flame-resistant, flame-retardant and non-combustible materials.
  • Keep candles away from decorations and other combustible materials, and do not use candles to decorate Christmas trees.
  • Carefully inspect new and previously used light strings, and replace damaged items before plugging lights in. If you have any questions about electrical safety, ask an InterNACHI inspector during your next scheduled inspection. Do not overload extension cords.
  • Don’t mount lights in any way that can damage the cord’s wire insulation. To hold lights in place, string them through hooks or insulated staples–don’t use nails or tacks. Never pull or tug lights to remove them.
  • Keep children and pets away from light strings and electrical decorations.
  • Never use electric lights on a metallic tree. The tree can become charged with electricity from faulty lights, and a person touching a branch could be electrocuted.
  • Before using lights outdoors, check labels to be sure they have been certified for outdoor use.
  • Make sure all the bulbs work and that there are no frayed wires, broken sockets or loose connections.
  • Plug all outdoor electric decorations into circuits with ground-fault circuit interrupters to avoid potential shocks.
  • Turn off all lights when you go to bed or leave the house. The lights could short out and start a fire.
Decorations
  • Use only non-combustible and flame-resistant materials to trim a tree. Choose tinsel and artificial icicles of plastic and non-leaded metals.
  • Never use lighted candles on a tree or near other evergreens. Always use non-flammable holders, and place candles where they will not be knocked down.
  • In homes with small children, take special care to avoid decorations that are sharp and breakable, and keep trimmings with small removable parts out of the reach of children.
  • Avoid trimmings that resemble candy and food that may tempt a young child to put them in his mouth.
Holiday Entertaining
  • Unattended cooking is the leading cause of home fires in the U.S. When cooking for holiday visitors, remember to keep an eye on the range.
  • Provide plenty of large, deep ashtrays, and check them frequently. Cigarette butts can smolder in the trash and cause a fire, so completely douse cigarette butts with water before discarding.
  • Keep matches and lighters up high, out of sight and reach of children (preferably in a locked cabinet).
  • Test your smoke alarms, and let guests know what your fire escape plan is.
Trees
  • When purchasing an artificial tree, look for the label “fire-resistant.”
  • When purchasing a live tree, check for freshness. A fresh tree is green, needles are hard to pull from branches, and when bent between your fingers, needles do not break.
  • When setting up a tree at home, place it away from fireplaces, radiators and portable heaters. Place the tree out of the way of traffic and do not block doorways.
  • Cut a few inches off the trunk of your tree to expose the fresh wood. This allows for better water absorption and will help to keep your tree from drying out and becoming a fire hazard.
  • Be sure to keep the stand filled with water, because heated rooms can dry live trees out rapidly.
  • Make sure the base is steady so the tree won’t tip over easily.
Fireplaces
  • Before lighting any fire, remove all greens, boughs, papers and other decorations from fireplace area. Check to see that the flue is open.
  • Use care with “fire salts,” which produce colored flames when thrown on wood fires. They contain heavy metals that can cause intense gastrointestinal irritation and vomiting if eaten.
  • Do not burn wrapping papers in the fireplace. A flash fire may result as wrappings ignite suddenly and burn intensely.
Toys and Ornaments
  • Purchase appropriate toys for the appropriate age. Some toys designed for older children might be dangerous for younger children.
  • Electric toys should be UL/FM approved.
  • Toys with sharp points, sharp edges, strings, cords, and parts small enough to be swallowed should not be given to small children.
  • Place older ornaments and decorations that might be painted with lead paint out of the reach of small children and pets.
Children and Pets
  • Poinsettias are known to be poisonous to humans and animals, so keep them well out of reach, or avoid having them.
  • Keep decorations at least 6 inches above the child’s reach.
  • Avoid using tinsel. It can fall on the floor and a curious child or pet may eat it. This can cause anything from mild distress to death.
  • Keep any ribbons on gifts and tree ornaments shorter than 7 inches. A child could wrap a longer strand of ribbon around their neck and choke.
  • Avoid mittens with strings for children. The string can get tangled around the child’s neck and cause them to choke. It is easier to replace a mitten than a child.
  • Watch children and pets around space heaters or the fireplace. Do not leave a child or pet unattended.
  • Store scissors and any sharp objects that you use to wrap presents out of your child’s reach.

From sinks to bathtubs, windows to doorknobs, attic to basement, make it immaculate. If you have to bring in a professional cleaning crew to give your home a serious scrub-down, do it. 
LESS IS MORE: It is a good idea to consider removing some furniture in rooms to open up more space. Buyers want to get a good feel for the layout and space within the house.    Also clear countertops, shelves and corners of appliances and miscellaneous knick-knacks and clutter, to create an open, clean look.

Eight steps to selling your home in Las Vegas 702-540-1327

  • Define your needs.
Write down all the reasons for selling your home. Ask yourself, “Why do I want to sell and what do I expect to accomplish with the sale?” For example, a growing family may prompt your need for a larger home, or a job opportunity in another city may necessitate a move. For your goals, write down if you’d like to sell your house within a certain time frame or make a particular profit margin. Lindstrom And Associated will guide you  as we map out the best path to achieve your objectives and set a realistic time frame for the sale.
  • Name your price.
Your next objective should be to determine the best possible selling price for your house. Setting a fair asking price from the outset will generate the most activity from other real estate agents and buyers. You will need to take into account the condition of your home, what comparable homes in your neighborhood are selling for, and state of the overall market in your area. It’s often difficult to remain unbiased when putting a price on your home, so your real estate agent’s expertise is invaluable at this step. Your agent will know what comparable homes are selling for in your neighborhood and the average time those homes are sitting on the market. If you want a truly objective opinion about the price of your home, you could have an appraisal done. This typically costs a few hundred dollars.
 Remember: You’re always better off setting a fair market value price than setting your price too high. Studies show that homes priced higher than 3 percent of their market value take longer to sell. If your home sits on the market for too long, potential buyers may think there is something wrong with the property. Often, when this happens, the seller has to drop the price below market value to compete with newer, reasonably priced listings.
  • Prepare your home.
Most of us don’t keep our homes in “showroom” condition. We tend to overlook piles of boxes in the garage, broken porch lights, and doors or windows that stick. It’s time to break out of that owner’s mindset and get your house in tip-top shape. The condition of your home will affect how quickly it sells and the price the buyer is willing to offer. First impressions are the most important. Lindstrom And Associates can help you take a fresh look at your home and suggest ways to stage it and make it more appealing to buyers.
  •  A home with too much “personality” is harder to sell. Removing family photos, mementos and personalized décor will help buyers visualize the home as theirs.
  •  Make minor repairs and replacements. Small defects, such as a leaky faucet, a torn screen or a worn doormat, can ruin the buyer’s first impression.
  • Clutter is a big no-no when showing your home to potential buyers.
Make sure you have removed all knick-knacks from your shelves and cleared all your bathroom and kitchen counters to make every area seem as spacious as possible.
  • Get the word out.
Now that you’re ready to sell, Lindstrom And Associates will set up a marketing strategy specifically for your home. There are many ways to get the word out, including:
  •  The Internet
  •  Yard signs
  • Open houses
  • Media advertising
  • Agent-to-agent referrals
  •  Direct mail marketing campaigns
In addition to listing your home on the MLS, Lindstrom And Associates will use a combination of these tactics to bring the most qualified buyers to your home.
  • Receive an offer.
When you receive a written offer from a potential buyer, Lindstrom And Associates, will first find out whether or not the individual is prequalified or preapproved to buy your home. If so, then together we will review the proposed contract, taking care to understand what is required of both parties to execute the transaction. The contract, though not limited to this list, should include the following:
  • Legal description of the property
  • Offer price
  • Down payment
  • Financing arrangements
  • List of fees and who will pay them
  • Deposit amount
  • Inspection rights and possible repair allowances
  • Method of conveying the title and who will handle the closing
  • Appliances and furnishings that will stay with the home
  • Settlement date
  • Contingencies
At this point, you have three options: accept the contract as is, accept it with changes (a counteroffer), or reject it.
Remember: Once both parties have signed a written offer, the document becomes legally binding. If you have any questions or concerns, be certain to address them with us right away.
  • Negotiate to sell.
Most offers to purchase your home will require some negotiating to come to a win-win agreement. Lindstrom And Associates are well versed on the intricacies of the contracts used in Nevada and will protect your best interest throughout the bargaining. We also know what each contract clause means, what you will net from the sale and what areas are easiest to negotiate. Some negotiable items:
  • Price
  • Financing
  • Closing costs
  • Repairs
  • Appliances and fixtures
  • Landscaping
  • Painting
  • Move-in date
Once both parties have agreed on the terms of the sale, we will prepare a contract.
  • Prepare to close.
Once you accept an offer to sell your house, we will need to make a list of all the things you and your buyer must do before closing.   • Cancel electricity, gas, lawn care, cable and other routine services.
  • If the new owner is retaining any of the services, change the name on the account.
  • Gather owner’s manuals and warranties for all conveying appliances.
