Las Vegas Real Estate Stats
With the onset of spring weather  lots of questions come to our Team, The Lindstrom Group about Las Vegas Real Estate Market Trends.


Our Month in Review provided by Fidelity National Title  shows:
There were 13,624 SFR units available in February and 6,316 of those units did NOT have offers.
The average list price of those SFR units without offers is $392,795.
There were 3,071 new SFR listings in February and 2,008 SFR sold – that is down 2.9% from last month and down 23.9% from February 2013.
The average sales price for SFR sold is $225,014, which is up 0.9% from last month and up 18.9% from February of last year.

Las Vegas Real Estate
The median sales price for homes in Las Vegas NV for Dec 13 to Mar 14 was $166,000.
This represents an increase of 0.6%, or $1,000, compared to the prior quarter and an increase of 12.2% compared to the prior year.
Sales prices have appreciated 10.7% over the last 5 years in Las Vegas.
The average listing price for Las Vegas homes for sale on Trulia was $348,720 for the week ending Mar 19, which represents a decline of 1.4%, or $4,958, compared to the prior week and an increase of 6.2%, or $20,360, compared to the week ending Feb 26.
Average price per square foot for Las Vegas NV was $111, an increase of 20.7% compared to the same period last year.

Las Vegas, Henderson and North Las Vegas have definitely seen a rollercoaster of Real Estate prices over the past few years.  Some of the hardest hit locations nation wide seem to be seeing a restoration in the median home prices.
Across the country some housing markets are seeing jumps of 20 percent or more in median list prices.

According Realtor.com® some of the hottest markets to buy, based on the largest year-over-year median list price gains from February 2013-14.
Topping that list are two cities in Nevada; both Reno  and Las Vegas have seen record setting jumps in the median list price. Chances are cities like Las Vegas will continue to see increased prices as the summer nears and relocation increases and the unemployment rate decreases.

+38.9 percent year-over-year gain

2. Las Vegas, NV
+26.9%
Median home price: $177,500
3. Reno, NV
+26.8%
Median home price: $259,900
4. Detroit, MI
+26.3%
Median home price: $119,900
5. Riverside-San Bernardino, CA
+24.6%
Median home price: $292,800
6. Orange County, CA
+23.7%
Median home price: $599,900
7. Fresno, CA
+21.2%
Median home price: $229,000
