MOUNTAIN’S EDGE REGIONAL PARK IN LAS VEGAS- UNDERWAY

The excitement of tractors and construction crews have the Southwest Las Vegas, Community of Mountain’s Edge looking forward to the completion of Mountain’s Edge Regional Park.
Phase one is on track to finish in late spring of 2014.
Current developmental plans call for the first phase to include 15 acres of trails, play areas and picnic areas with open grass play areas, benches, shade structures, drinking fountains, play amenities and restrooms along with parking and 1.5 miles of trails. With a total price tag: $8 million,  the first phase is being funded through the Southern Nevada Public Land Management Act. The community is looking forward to this awesome new development.
“The park site includes a total of 220 acres that will be developed as funding becomes available”, the county said. The county is in the early process of planning four baseball fields for the park but no construction date is set yet.
In future phases of the parks development, there are  plans to host large community-wide events and activities similar to its neighboring Exploration Park. Upon completion the park is expected to include a regional center, cultural center, skate park, performing arts amphitheater, festival area, multi-use sports fields, practice softball and baseball fields, playground and spray feature, and enhanced picnic amenities with additional parking facilities.

New Hospital Coming to Southwest Las Vegas

Residence of Las Vegas are thrilled about the groundbreaking and the start of  construction on Las Vegas’ newest Hospital.

Mountain’s Edge Hospital, located near Durango Drive and Patrick Lane, just feet away from our Keller Williams Realty Southwest office, will serve as a long term acute care hospital and will not offer emergency services.
Bentar Construction has been hired to do the construction work. Construction on Mountain’s Edge Hospital is expected to last about one year with completion in late 2014.
Once the new 75,000 square foot facility opens it is expected to provide employment for about 300 medical professionals. This is fantastic news for the economy of Southern Nevada.
Southern Nevada is currently home to roughly 30 hospitals of different sizes, but for a population of 2 million, many more are needed to properly service the community.
“As a matter of fact, we only have about 65 percent of the health care infrastructure that we should for a community of our size. If you look at the Kaiser Health Statistics, we have too few doctors, too few nurses, and we have for a very long time,” Mr. Aguero spokes person for the hospital stated.

Here are the current Real Estate Market Stats for Single Family Residence, Condos and Town Homes, and the combination of both for the week of January 6th, 2014.
  • Current Home Inventory: 6,038
  • Recently Sold Homes: 2,883
  • New Homes Listed: 1,918
Las Vegas’s home resale inventories decreased slightly, with a 5 percent decrease since December 2013.
Distressed properties such as foreclosures and short sales remained the same as a percentage of the total market in January.
The median listing price in Las Vegas stayed the same from December to January with an average home sales price of $189,000.
During the month of December there were a total of 434 price increases and 1546 price decreases.
